Transit-One' to set the stage for new era of mall culture in Mangaluru

Their new project Transit-One' has taken more than a 100 dreamers and about 2 years of hard working days and sleepless nights. With the launch of their first independent project, the creative masterminds in the world of sustainable infrastructure, ECOLOGIC HABITATS LLP. have redefined the idea of development and have set the bars sky high for everybody else in the construction zone.

The Managing Director of Ecologic Habitats LLP. Mr. P.S Mohammed talks about the immense efforts and unparalleled thrill of bringing to reality their dream project Transit One in Thokkotu, which is only a kickstart to the Transit series.

Transit One is going to be the first ever highway mall in India, having been designed by a team of India's leading architects and engineers to match upto the needs of the people and the surroundings. The tagline "STOP. RECHARGE. RESTART." screams out the objectives of this smartly designed infrastructure.

With all amenities and facilities to meet the needs of all people, ecologic habitats is all set to leave the Mangalurean suburbs in a feeling of awe and a sense of having been touched by real development. Following are excerpts of an interview with Mr Mohammed.

Q: With the launch of Transit One, it's evident that the prime focus of your developmental plan is on the suburbs rather than the hubs of the city. In today's highly commercial world, does Thokkotu seem like an ideal choice?

Mr. Mohammed: In Mangaluru, development has taken place vertically and not horizontally. Hubs in the city are all saturated and there is no much need for further commercial development in these areas. Suburbs cry out for development. Highways need a spot to recharge. The suburbs have no source of leisure. Development of under developed areas will help us lead in this field. Profits are important but there is no use of making profits if we can't match up to the needs of the people. Profit with satisfaction is always better. Therefore, we believe we have made an ideal choice by selecting the suburbs.

Q: The concept of a Transit mall is a brilliant idea. What was the driving force behind this concept?

Mr. Mohammed: The core of it was all a result of personal travelling experience. We realised there was a need for a recharge spot on the highways. It took us almost 2 years of research on the subject to implement this project. The concept is derived from the highway malls in the U.S that started in the early 1930s.

Q: Most malls are a luxury for the common people, do you think Transit One is going to break the exclusive crowd factor of mall culture?

Mr. Mohammed: Yes, Indeed. It is a mall designed to meet requirements of all people belonging to all social groups. We have all ranges of investors ranging from 10 lakhs to 10 crores. There are branded stores, semi branded and local stores within the mall infrastructure. There is a social club for the youth, considering the fact that Deralakatte is a hub of education in Mangalore. There is a major need for leisure for the hardworking youth. It is not a class based mall but a theme based mall, where people of all economic backgrounds can enjoy its facilities. We aim to provide people with their requirements. They name it, we have it. We aim at creating a one stop destination for all crowds.

Q: With lots of malls coming up, the local bazaars have faced a major hit in the economy. Does Transit One have any difference in this area?

Mr. Mohammed: Yes. The 3rd floor is an exclusive modern local bazaar with non branded shops of local retailers.

Q: Since there are not many shopping complexes in Thokkotu, strolling around while shopping under the scorching heat is a tedious task, does Transit One provide an easy solution to the exhausting shopping?

Mr. Mohammed: We have an innovative drive in supermarket which offers the customer the convinience of parking the car at the supermarket level where they dont have to come out all the way to the parking level to dispose their bags in the vehicle or carry their shopping bags all the way while strolling around the mall. The car parking also has a special exhaust system that exhausts carbon dioxide and pollution for better breathing.

Q: How is the Transit project any different from other construction projects? Do you have any special implementations for the construction?

Mr. Mohammed: We have an eco friendly construction site. We have a landscape design for which we have imported plants from various countries. We have solar panels for efficient supply of electricity. tested water for all uses and all products used for construction are tested for quality. We are also proud to have a safely guarded construction site making it safe for the workers.

Q: To most real estate developers, development is mere urbanisation. What is development to you?

Mr. Mohammed: At Ecologic Habitats, we believe that development comes with comfort. It's not mere urbanization but about making people feel comfortable while bringing about a better change in their surroundings. To us development is a progress with comfort. Our vision is to touch lives through developmental progress. We can proudly boast that our entire project is landscaped by India's leading landscape planner, Mr. Rohith Marole. We intend to breathe an air of green into our projects.

Q: What are your plans for the other series of Transit? Could you give us a sneak peek on the other selected locations?

Mr. Mohammed: We have selected a few more locations in Dakshina Kannada district like Surathkal, Puttur, Sullia and B.C road. We are also looking at Udupi district. But we wish to extend throughout the country with an intention of innovative development.

They say ‘history repeats itself first as a tragedy and then as a farce’. In case of India, communal violence not only keeps repeating itself, the pattern of the tragedy keeps changing every next time. Some features of the violence are constant, but they are under the wraps mostly. The same can be said about the Delhi violence (February 2020). The interpretations, the causative factors are very discernible, but those who are generally the perpetrators have a knack of shifting the blame on the victim community or those who stand for the victims.

As the carnage began presumably in the aftermath of statement of Kapil Mishra of BJP, which was given in front of a top police official, in which he threatened to get the roads emptied. The roots of violence were sown earlier. The interpretations given by the Hindu Nationalist camp is that the riot is due to the changing demographic profile of the area with Muslims increasing in number in those areas, and coming up of Shaheen Bagh which was presented was like ‘Mini Pakistan’. As per them the policies of BJP in matters of triple talaq, Article 370 and CAA, NPR, NRC has unnerved the ‘radical’ elements and so this violence.

As such before coming to the observations of the activists and scholars of communal violence in India, we can in brief say that violence, in which nearly 46 people have died, include one from police and another from intelligence. Majority victims are Muslims. The violence started right under the nose of the police and the ruling party. From the videos and other eye accounts, police not only looked the other way around, at places it assisted those attacking the innocent victims and burning and looting selective shops. Home minister, Amit Shah, was nowhere on the scene. For first three days the rioters had free run. After the paramilitary force was brought in; the violence simmered and slowly reduced in intensity. The state AAP Government, which in a way is the byproduct of RSS supported Anna Hazare movement, was busy reading Hanuman Chalisa and praying at Rajghat with eyes closed to the mayhem going in parts of Delhi.

Communal violence is the sore point of Indian society. It did begin during colonial period due to British policy of ‘Divide and Rule’. At root cause was the communal view of looking at history and pro active British acts to sow the seeds of Hindu-Muslim divide. At other level the administrative and police the British were fairly neutral. On one hand was the national movement, uniting the people and creating and strengthening the fraternal feeling among all Indians. On the other were Muslim Communalists (Muslim League) and Hindu Communalists (Hindu Mahasabha, RSS) who assisted the British goal of ‘divide and rule’ promoting hatred between the communities. After partition the first major change was the change in attitude of police and administration which started tilting against Muslims. Major studies by Dr. Asghar Ali Engineer, Paul Brass and Omar Khalidi demonstrated that anti Muslim bias is discernible in during and after the riots.

Now the partisan role of police has been visible all through. Sri Krishna Commission report brought forth this fact; as did the research of the Ex DIG of UP police Dr. V.N.Rai. Dr. Rai’s studies also concluded that no communal violence can go on beyond 24 hours unless state administration is complicit in the carnage. In one of the violence, investigation of which was done by concerned Citizen’s team (Dhule, 2013) this author observed that police itself went on to undertake the rampage against Muslims and Muslim properties.

General observation about riots is that violence sounds to be spontaneous, as the Home Minister is pointing out, but as such it is well planned act. Again the violence is orchestrated in such a way that it seems Muslims have begun the riots. Who casts the First stone? To this scholars point out that the carnage is so organized that the encircled community is forced to throw the first stone. At places the pretext is made that ‘they’ (minorities) have thrown the first stone.

The pretexts against minorities are propagated, in Gujarat violence Godhra train burning, in Kandhamal the murder of Swami Laxamannand and now Shaheen bagh! The Hindu Muslim violence began as riots. But it is no more a riot, two sides are not involved. It is plain and simple anti Minority violence, in which some from the majority are also the victims.

This violence is possible as the ‘Hate against this minority’ is now more or less structural. The deeper Hate against Muslims and partly against Christians; has been cultivated since long and Hindu nationalist politics, right from its Shakhas to the social media have been put to use for spreading Hatred. The prevalent deeper hate has been supplanted this time by multiple utterances from BJP leaders, Modi (Can be recognized by clothes), Shah (press EVM machine button so hard that current is felt in Shaheen Bagh), Anurag Thakur (Goli (bullet) Maro) Yogi Aditya Nath (If Boli (Words)Do not work Goli will) and Parvesh Varma (They will be out to rape).

The incidental observation of the whole tragedy is the coming to surface of true colors of AAP, which not only kept mum as the carnage was peaking but also went on to praise the role of police in the whole episode. With Delhi carnage “Goli Maro” seems to be becoming the central slogan of Hindu nationalists. Delhi’s this violence has been the first one in which those getting killed are more due to bullets than by swords or knifes! Leader’s slogans do not go in vain! Courts the protectors of our Constitution seem to be of little help as if one of them like Murlidhar Rao gives the verdict to file against hate mongers, he is immediately transferred.

And lastly let’s recall the academic study of Yale University. It concludes; BJP gains in electoral strength after every riot’. In India the grip of communalism is increasing frighteningly. Efforts are needed to combat Hate and Hate mongers.

Kochi, Jan 22: Rail passengers from Kerala are a happy lot as the state’s traditional food items such as appam and eggcurry, puttu and kadala curry have found their way back to the revised menu of the Railways in the wake of protests over reports that they were replaced by north indian delicacies.

The popular Kerala dishes were reinstated to the list following social media backlash over the Indian Railway Catering and Tourism Corporation’s reported decision to replace the favorite cuisine of Malayalis from its menu with north Indian dishes such as Kachori and Chole Bhature.

Ernakulam MP Hibi Eden, who had shot off a letter to Railway Minister Piyush Goyal raising the issue of alleged discrimination against Keralites, got an assurance from the IRCTC officials that popular items, including snacks such as unniyappam and sukhiyan will be served through its outlets in the state.

Eden said the IRCTC officials who visited him at his home on Wednesday morning have presented him with the list of delicacies to be served by its local vendors in Kerala. In his letter to the minister, the MP had stated that dishes which are very important to Malayalis for breakfast such as appam, egg curry, porotta, dosa, steam cake (puttu) were excluded along with snacks such as banana fry (pazham pori), kozhukkatta, unniyappam, neyyappam and sukhiyan.  He had also raised the issue of hike in price of food items.

According to him, price of meals has been increased from RS 35 to 70 and that ofsnacks such as vada from Rs 8 to 15.  While the price of vada has not been reduced, the fare of snack meal like parotta, chappathi, idiyappam, appam and puttu with kadala curry or egg curry will be served at Rs 50.  According to IRCTC, a passenger will have to shell out Rs 20 for unniyappam/sukhiyan/neyyappam, 2 numbers each.  Informing Goyal of the changes in menu, he said Malayalis are discriminated in trains and railway refreshment rooms by the food which is the right of every passenger.

He had sought urgent intervention of the Minister and speedy action in the matter.

Bengaluru, Jul 4: In a heart-wrenching incident, a 65-year-old coronavirus patient at Hanumath Nagar in South Bengaluru died outside his house waiting for an ambulance on Friday evening. The body was kept on the road for more three hours.

The deceased tested positive for coronavirus on Friday and immediately called an ambulance to reach a hospital. However, according to his family members, as he waited for the ambulance for nearly three hours, he collapsed on the road in front of his house complaining of breathlessness and died.

As the body lay unattended on the road, it began to rain heavily. Soon, videos of the body lying on the road in the heavy rain went viral on social media. 

A senior doctor in charge of the division, however, claimed that the ambulance had arrived in less than half an hour but the patient had died before they reached the spot. 

"The patient had given samples on Thursday at KIMS and tested positive on Friday. BBMP officials informed them that they would reach his house. But the man, fearing that he may be stigmatised in the locality, began walking to the corner of the road and collapsed on the street and died," the officer said. 

Another health official from Basavanagudi limits said: "As the ambulance staff do not transport the dead, they informed the hearse van, which was set to arrive in 30 minutes. But due to the sudden rain and heavy traffic ahead of the curfew hours, they were stranded for almost three hours later." The officials also said the deceased had been suffering from cardiac ailments for almost 10 years. 

Regretting the incident, BBMP officials said they were helpless as was an acute shortage of hearse vans. "We were told that there were 20 deaths today and there are only eight hearse vans available. They had to shift this patient after attending to another mortality and were stuck in traffic. By then, due to the fear of infection, nobody attended to the deceased," the officer explained. 

BBMP commissioner B H Anil Kumar said that such incidents should not recur and ordered an investigation and sought a report. "We will ensure that such incidents do not recur," Kumar said.  

Following outrage on social media, a hearse van was summoned and the body was shifted to the Victoria Hospital mortuary as per the protocol. Police have opened a case of unnatural death.
